External Refurbishment and Deck Coating of Lilford Estate, Lambeth
Gunite worked closely with main contractor Keepmoat on behalf of Lambeth Living to carry out a variety of concrete and brickwork repairs and deck coating to 6 occupied residential housing blocks on the Lilford Estate.
Prior to undertaking the works we carried out extensive surveys and testing with our in-house resources alongside independent testing, including hammer testing, chloride analysis and carbonation tests . The results of this testing showed the level of deterioration was not as extensive as previously thought limiting the repairs required to patch repairs using Sika repair mortar, with no corrosion inhibitor or control systems necessary. We proposed an alternative method of jet-washing the concrete rather than the specified grit blasting as in our experience grit blasting can be expensive and extremely disruptive for the residents. Once approved by Lambeth this delivered a £40,000 cost saving, a reduction in construction time as well as significantly reducing disruption to residents.
Brickwork repairs included replacing cracked bricks and stabilising others with Helifix HeliBars, repointing and repairing the flaunching on chimneys. Once the external refurbishment was completed Gunite continued with the next part of the project by installing anti slip deck coating to communal walkways and private balconies. These were primed with Sika bonding primer then 3 coats of Sika deck coating 415 with grit was applied.
