Basement Waterproofing of Ziggy Stardust

Gunite was proud to participate as the waterproofing contractor on Project Ziggy Stardust. Named after the famed David Bowie character, this was the refurbishment of a Victorian warehouse in London.
To expand its offices in King’s Cross, global publishing company Springer Nature wanted to transform a disused 100-year-old basement into modern work space for its staff. One wall of the building forms one of the retaining walls for the Battlebridge Basin part of Regents Canal. Due to its waterside location and susceptibility to damp, a proven waterproof solution was essential to ensure the basement remained watertight.
As the specialist waterproofing contractor, Gunite (Eastern) Ltd selected and applied Sika’s three-part waterproof render system to guarantee its long-term protection against damp and water ingress.
The works initially involved the installation of the Sika-1 Pre-bagged Waterproofing system. This proven watertight solution ensures specifiers meet the requirements of a project with just one system which requires no ongoing maintenance. This pre-bagged render product comprises a blend of kiln-dried aggregates and cements and a liquid waterproofing admixture. The admixture is mixed into the render, which bonds monolithically to the prepared substrate, blocking all gaps and capillaries creating an impregnable invisible seal. This process essentially means the system becomes as one with the structure.
A Sika Cavity Drainage System then followed (a high-density polyethylene internal drainage membrane which effectively controls any water that penetrates a structure). The membrane was installed loose-laid for flooring applications and attached to the wall with surface plugs for vertical installations. The waterproofing installation was completed with the application of SikaTop Seal-107, a two-part polymer-modified cementitious waterproof mortar slurry. Comprising a liquid polymer and cement-based mix incorporating special admixtures, the system provided robust waterproof protection to the basement.

The system didn’t disappoint. Its quick and easy application meant we were able to plan and execute an effective working schedule with other on-site trades. Most importantly, it enabled the waterproofing programme to be completed to the agreed deadline, much to the Client’s satisfaction.”
